UAE Ranked the World's Most Attractive Real Estate Investment Destination, Reinforcing Dubai's Global Appeal
The United Arab Emirates has once again received international recognition for the strength of its real estate market.
Recently, global research and advisory firm Penta Group, commissioned by leading UAE developer Arada, released the inaugural UAE Real Estate Investor Survey. Covering 689 experienced property investors across 12 international markets, the report ranked the UAE as the world's most attractive real estate investment destination, achieving an investment preference score of 56%, ahead of the United States (54%), the United Kingdom (41%), France (28%), and Spain (27%).
The findings provide strong international validation of the UAE's property market and further reinforce Dubai's position as a leading global investment hub.

Investors Are Voting with Their Capital
The UAE's appeal is particularly evident among regional investors.
Among respondents from Egypt, India, and Saudi Arabia, the percentage ranking the UAE among their top three global real estate investment destinations reached an impressive 92%, 91%, and 85%, respectively.

European investors also demonstrated strong interest. Among respondents from France (63%), Germany (60%), and Switzerland (57%), the UAE ranked as the most preferred overseas property investment destination outside their home countries.
Equally significant is the growing familiarity investors have with the UAE market. The survey found that 51% of respondents are familiar with the UAE real estate sector, placing it on par with the United Kingdom (51%) and close to the United States (53%). This suggests that Dubai has firmly established itself within the top tier of global investment destinations recognized by high-net-worth investors.
What Is Driving Global Capital into the UAE?
The report highlights several key factors behind the UAE's growing appeal.
Strong Return Potential
Investment returns remain the primary consideration for global investors, with 38% of respondents identifying high return potential as their leading motivation.
This factor is particularly important among investors from Australia (57%), Spain (56%), and the United Kingdom (41%), who view the UAE as an attractive market for long-term capital appreciation and income generation.
Safety and Stability
For investors from China (65%) and Germany (58%), safety and stability are the most important decision-making factors.
The UAE's political stability, transparent regulatory framework, and investor-friendly environment continue to distinguish it from many competing global markets.
Ease of Property Ownership
A total of 34% of respondents cited ease of purchasing property as a major advantage.
The figure is even higher among investors from Saudi Arabia (57%) and Egypt (41%). Dubai's transparent property ownership system, efficient transaction process, and foreign investor-friendly regulations remain key competitive strengths that support sustained international demand.

Infrastructure Investment Continues to Strengthen Long-Term Value
The release of the report coincides with several major infrastructure initiatives currently underway across the UAE, further enhancing confidence in the market's long-term prospects.
Dubai Metro Gold Line
With an estimated investment of AED 34 billion (approximately USD 9.3 billion), the new metro line is expected to improve citywide connectivity and support property value growth along key transportation corridors.
Fourth Federal Corridor
The AED 6 billion (approximately USD 1.6 billion) infrastructure project aims to reduce congestion between the emirates and improve national transportation efficiency.
World's First Commercial Air Taxi Network
Dubai is also advancing plans to become the world's first city with a commercial air taxi network, reinforcing its reputation as a global leader in urban mobility and innovation.
Historically, infrastructure investment has been one of the most powerful drivers of long-term real estate value. These projects are expected not only to enhance quality of life for residents but also to support future appreciation across surrounding communities and strategic growth corridors.

Conclusion
From investor sentiment to infrastructure development, the UAE's real estate market is increasingly supported by measurable fundamentals rather than market narratives alone.
Its attractiveness is built upon a combination of strong return potential, political and economic stability, investor-friendly regulations, and sustained public investment in future growth.
For investors considering global portfolio diversification, Dubai offers more than a property investment—it offers access to a long-term value proposition that has been repeatedly validated by international markets.
