Dubai Ranks No. 1 Globally for Five Consecutive Years: Stronger FDI Momentum Reinforces the City's Fundamentals

According to the latest publicly available data, Dubai has once again ranked No. 1 globally for Greenfield Foreign Direct Investment (FDI) projects, marking its fifth consecutive year at the top. This achievement further strengthens the city's position as a leading destination for international capital, corporate headquarters, and emerging industries.

According to the Financial Times fDi Markets database and official figures released by the Dubai government, the emirate recorded 1,253 Greenfield FDI projects in 2025, representing a 10.5% year-on-year increase and accounting for 7% of all Greenfield FDI projects worldwide—the highest level in Dubai's history. During the same period, Greenfield FDI generated approximately AED 32.43 billion in capital investment and created 38,918 new jobs, reflecting an 18.8% increase compared to the previous year.

Greenfield investment refers to companies establishing entirely new operational facilities—such as offices, manufacturing plants, research and development centers, or other physical business operations—rather than acquiring existing assets. As a result, it is widely regarded as a stronger indicator of a city's ability to attract long-term business expansion and industrial development.

Dubai's continued success in attracting global investment is supported by its clear long-term development strategy, business-friendly regulatory environment, world-class infrastructure, and growing focus on industries such as artificial intelligence, advanced manufacturing, technology innovation, and professional services.

For the real estate market, the growth of foreign investment projects represents more than just an increase in capital inflows. It also signals the establishment of new businesses, job creation, population growth, and expanding commercial activity. Together, these factors are expected to provide sustained demand for office space, commercial properties, industrial facilities, and mid-to-high-end residential developments across Dubai.

At STAMN, we continue to closely monitor how foreign investment, industrial upgrading, and population growth shape the long-term outlook of Dubai's real estate market. A steadily expanding base of international businesses, increasing employment opportunities, and a more diversified economic ecosystem are collectively reinforcing the city's long-term real estate value proposition.

For international investors and corporate clients, Dubai's appeal extends far beyond short-term market momentum. Its strength lies in the long-term fundamentals driven by sustained economic diversification, population growth, global capital inflows, and continuous infrastructure development. Whether for portfolio diversification or regional expansion, Dubai remains one of the world's most compelling cities for long-term investment consideration.
