Dubai’s Q1 2026 GDP Data Released: Construction and Real Estate Show Strong Growth

On July 8, 2026, the Dubai Government officially released the emirate’s GDP data for the first quarter of 2026. Dubai’s GDP reached AED 232 billion in Q1, representing year-on-year growth of 2.4%.

Among all economic sectors, two key sectors directly related to real estate development delivered particularly strong performances.

01 Construction: 8.2% Growth, Contributing 8.1% of GDP

Dubai’s construction sector generated approximately AED 18.7 billion in value added in Q1, recording 8.2% year-on-year growth, placing it among the fastest-growing major sectors of the economy.

What does an 8.2% growth rate mean?

At a time when global construction costs remain elevated and supply chain pressures have yet to fully ease, Dubai’s construction sector continues to expand at a robust pace. This reflects the sustained momentum of projects currently under development—supported by a substantial pipeline of residential and commercial developments that have already broken ground, are under construction, or are approaching completion.

02 Real Estate: 3.1% Growth, Contributing 11.2% of GDP

Dubai’s real estate sector generated approximately AED 26 billion in value added in Q1, growing 3.1% year on year and accounting for 11.2% of Dubai’s GDP, making it the emirate’s third-largest economic pillar after wholesale and retail trade and financial services.

Behind the real estate sector’s steady growth is the continued release of genuine market demand: the ongoing influx of high-net-worth individuals, the regional relocation of corporate headquarters, and Dubai’s global leadership in the luxury residential market, as highlighted in Knight Frank’s 2026 Wealth Report.

In 2025, Dubai recorded 500 transactions for luxury homes valued above US$10 million, while prices have increased by 193.9% over the past five years.

03 Other Key Data Worth Watching

Financial & Insurance Activities:
Growth of 6.5%, contributing 14% of GDP and accounting for 37% of overall GDP growth.

Wholesale & Retail Trade:
Accounting for approximately 22% of GDP, it remains Dubai’s largest single economic sector.

Human Health & Social Work Activities:
The fastest-growing sector, recording growth of 17.5%.

Overall, Dubai’s economy continues to demonstrate a diversified and well-balanced growth structure, driven by multiple economic sectors rather than relying on any single industry.

04 The Market Logic Behind the Data

Helal Saeed Almarri, Director General of Dubai’s Department of Economy and Tourism, stated that Dubai’s growth “is not accidental, but the result of deliberate policy, structural depth, and an economy built to perform under any external conditions.”

For developers and property buyers investing in Dubai, the Q1 data sends a clear signal: the simultaneous expansion of the construction and real estate sectors reinforces the strength and sustainability of underlying market demand.

The continued advancement of projects under construction is not simply a bet on future demand—it is a response to demand that is already taking place.

STAMN DEVELOPMENTS remains deeply committed to Dubai’s residential development market, growing alongside the city and moving in step with its continued progress.
