Dubai Real Estate Transactions Near AED 48 Billion in April: Market Resilience Continues to Shine Through the Numbers

Dubai's real estate market maintained its strong momentum in April 2026, delivering another impressive performance and reinforcing the emirate's position as one of the world's most attractive property investment destinations.

According to official data released by fäm Properties and DXBinteract, Dubai recorded nearly AED 48 billion (USD 13.07 billion) in property sales during April, with a total of 13,977 transactions completed throughout the month.

Compared to March, transaction volume increased by 3.5%, while total sales value rose by 10.7%, highlighting the continued strength of both end-user demand and investor confidence across the market.

Apartments Continue to Lead Market Activity

Apartments remained the dominant asset class in Dubai's real estate market during April.

A total of 11,377 apartment transactions were recorded, generating approximately AED 24.1 billion in sales value, representing a 6.5% month-on-month increase.

The land sector also delivered strong results, with 237 transactions totaling approximately AED 6.6 billion, reflecting a substantial 34.7% increase compared to the previous month.

Commercial real estate continued its upward trajectory as well. April recorded 561 commercial property transactions with a total value of AED 4 billion, representing a 33.9% year-on-year increase and a 36.2% month-on-month increase, demonstrating growing investor interest in income-generating commercial assets.

Property Prices Continue Their Upward Trend

Dubai's average property price maintained its steady growth trajectory throughout April.

The market's average transaction price reached AED 1,840 per square foot, marking a 16.1% year-on-year increase.

From a transaction structure perspective, the primary market continued to dominate overall activity. Off-plan and newly launched properties accounted for 10,563 transactions valued at approximately AED 35.8 billion, while the secondary market recorded 3,414 transactions totaling AED 12.2 billion.

These figures reflect sustained confidence among global buyers in Dubai’s long-term urban development plans, infrastructure expansion, and future project delivery pipeline.

Dubai South Remains the Most Active District

From a geographical perspective, Dubai South remained Dubai's most active real estate district for the second consecutive month.

The area recorded 1,171 transactions with a combined value of approximately AED 2.7 billion during April.

Other top-performing districts included Jebel Ali First, Al Barsha South Fourth, Wadi Al Safa 5, and Dubai Islands, all of which ranked among the city’s most active transaction hotspots.

Dubai Islands Continues to Lead the Off-Plan Apartment Market

Dubai's off-plan apartment segment delivered another standout performance in April.

Total off-plan apartment sales reached AED 19.7 billion, marking the highest monthly total recorded so far in 2026. The segment generated 8,812 transactions, surpassing March's AED 18 billion sales volume and recording a 4.2% increase compared to April 2025.

Dubai Islands Continues to Lead the Off-Plan Apartment Market

Dubai's off-plan apartment segment delivered another standout performance in April.

Total off-plan apartment sales reached AED 19.7 billion, marking the highest monthly total recorded so far in 2026. The segment generated 8,812 transactions, surpassing March's AED 18 billion sales volume and recording a 4.2% increase compared to April 2025.

Abu Dhabi Market Also Demonstrates Strong Recovery

The positive momentum was not limited to Dubai.

The real estate market in Abu Dhabi also recorded a notable recovery in April, with more than 3,200 residential transactions and total sales exceeding AED 13 billion.

This demonstrates that the UAE's property market growth story is increasingly being driven by both Dubai and Abu Dhabi, supported by sustained inflows of global capital and long-term residential demand.
